WS provides the following services to Property Owners and Real Estate Managers Building Envelope Condition Assessment – Review and evaluate the condition of the exterior building enclosure system and components installed. This review will be based on observations at the building site from the ground and any roof levels accessible, or from aerial lift equipment provided by others.WS will interview building management and engineering staff as to any past or current complaints, problems, modifications, or anticipated work planned for the components noted above. WS will review the architectural drawings and shop drawing documents if available, as well as review of any previous studies, reports, or other relevant documents.
Due Diligence Reporting – WS will prepare and provide a detailed report with captioned photographs and opinion of probable repair costs and/or probable maintenance costs.WS can provide written recommendations and specifications for repair, as well as construction administration for QC purposes.
Design Assistance & Peer Reviews – On new construction projects, WS provides Quality Assurance & Quality Control services to the Project Team (see OAC services sheet for detail).
Forensic Investigation of Water Infiltration, Sealant Failure, Unusual Glass Breakage and other Modes of Exterior Building Envelope Failures – WS will examine the exterior facade including curtain wall, windows, storefronts, panels, precast, granite, marble, brick, caulking and other building elements for deterioration and performance issues.WS will conduct testing and provide a written analysis regarding results and recommendations.
Remediation or Re-cladding; Planning and Administration – WS can assist the Owner with the preparation of details and specifications, and can periodically observe building envelope installation conditions and techniques, and flag any non-conforming items. WS will also witness all field water testing and assure that the testing complies with the specified requirements. For each and every field observation, the project team will receive a detailed report with photographs as documented evidence of conforming and/or non-conforming installation observed, results of field water testing observed and pending remedial procedures.
Bidding and Negotiation – WS will assist in the evaluation of the bids and proposals from the trade contractors are reflective of the specified criteria, and appropriate for the project. WS will also study and consider value engineering proposals or specific exclusions or qualifications.In this way, the project team will be enabled to fully evaluate each proposal or VE item on both its technical merit and economic impact.
Expert Witness Testimony – WS provides litigation support as an expert professional in the resolution of construction claims disputes arising from construction deficiencies, design deficiencies, materials failures, water leakage, construction delay, and accidents.
