BUILDING ENVELOPE CONSULTING VALUE STATEMENTS
These processes often generate considerable cost savings by eliminating or reducing cost impacts due to change orders, faulty construction practices, lost time, out of sequence work and premature envelope failures. Other value components are the protection of your investment and added assurance of return on investment.
While Wheaton Sprague (WS) is not always engaged for all project phases, the following are examples by phase of the added value of our consulting services to your project:
Phase 1: Design Development – WS provides technical information, clarification, details and direction to assist the project team in developing cost effective solutions and technical specifications for building envelope systems that are suited to the overall building design. WS provides valuable input with respect to the building envelope construct-ability and design compatibility with other building elements, and provides direction for desired results at the lowest cost potential.
Phase 2: Construction Documents – in this phase, WS provides technical information, clarification, details and direction to assist the project team in finalizing cost effective solutions and technical specifications for building envelope systems that are suited to the overall building design.WS ensures that the project team and contract glazing bidders are presented a defined scope for the building envelope, and provides direction for desired results at the lowest cost potential.
Phase 3: Bidding and Negotiation – in this phase, WS assists in the evaluation of bids and proposals from the building envelope trade contractors, and will see that they are reflective of the specified criteria and appropriate for the project.WS will study and consider value engineering proposals, specific exclusions or contractor qualifications; and will render a written opinion based on technical merit.In this way, the project team is enabled to fully evaluate each proposal or VE item on both its technical merit and economic effect.
Phase 4: Visual Mock-Up and/or Performance Mock-Up Testing – In this phase, WS evaluates mock-up designs to see that they are applicable to the project, and are in conformance to the specified criteria.WS endeavors to ensure that remedial details as a result of failed testing or construct-ability issues are applied to the project. The project team receives a detailed report with captioned photographs as documented evidence of constructed mock-ups, testing and remedial procedures.
Phase 5: Submittal Reviews – in this phase, WS will review the submittal items from the building envelope trade contractors for conformance to the specified criteria and design intent.WS will flag and comment on all details, calculations or product data that do not conform.
Phase 6: Site Observations – In this phase, WS observes building envelope installation conditions and techniques, and flags any non-conforming items. WS performs and/or witnesses all field water testing and assures that the testing complies with the specified requirements.For each and every field observation, the project team will receive a detailed report with captioned photographs as documented evidence of non-conforming installation, results of field water testing and pending remedial procedures.
