This project started as an emergency response call to our Forensic Division. Due to our client confidentiality agreements with our forensic clients, we cannot name the owner or the exact location or name of the complex.
The building was a 42,140 square foot, 3-story, 32 unit apartment complex that was damaged by fire in February 2004. The existing building consisted of wood floor and roof trusses supported by wood stud walls. The first floor, above the basement garage, was constructed from precast concrete planks. Wheaton Sprague (WS) provided emergency response after the fire to assess the structural integrity of the building for emergency and reconstruction personnel access. Then WS recommended areas for demolition and areas that could be saved and reused.
When a piece of demolition equipment wandered out onto the precast floor planks and broke through into the basement garage, WS responded to determine the structural integrity of the surrounding concrete floor planks. Working in concert with the architect, W&S evaluated the condition of the remaining wood floor trusses and beams and designed the new construction which replaced the portions of the structure damaged from the fire and demolition equipment. WS also determined areas of the existing structure that needed to be modified to be brought up to the requirements of the current building code.
